Guest access: Except for the two locked owners’ closets, the home is exclusively yours during your rental period, so you can relax and enjoy your stay. The front door has a Schlage electronic smart lock, and you’ll receive your access code 24-48 hours before your arrival. Your code will only work during your stay.
Guest interaction: 24-48 hours prior to your arrival, I will email you with the check-in instructions. This home is veteran owned and operated. I give my guests space during their stay; however, I am available if you need anything through the platform messaging.
House rules/Important things to note:
All guests must be listed on your reservation before arrival. Unregistered guests are not permitted on the property without prior approval.
This home is cleaned, inspected, and inventoried prior to each guest’s arrival.
Required: Primary renter must be at least 25 years old to book, sign rental agreement and provide copy of government issued photo ID within 48 hours of booking. No third-party bookings. Primary renter’s name must match the booking, photo ID, credit card and rental agreement. Rental agreement establishes all terms and conditions for the rental home (Airbnb policy: https://www.airbnb.com/help/article/465).
For same-day/next-day check-ins, the rental agreement must be signed, and a copy of ID provided within 1 hour of booking.
Security deposit: Refundable $400 security deposit “hold” required. This will be held on your credit card 5 days prior to your stay and released within 7 days after your booking end date, minus any damages, fines or excessive cleaning fees. Please note the host is API connected (OwnerRez) and authorized by Airbnb to safely and securely process off platform security deposits (Airbnb policy: https://www.airbnb.com/help/article/140).
Smoking: No smoking or vaping anywhere on the property. Violation of this will result in a $400 fine.
Check-In and Check-Out: Check-in time is at 4p.m. EST, and check-out time is no later than 11a.m. EST. Please note that there are no check-ins or check-outs on holidays. We are unable to offer early check-ins or late check-outs. This is to allow the cleaning crew ample time to make sure the home is thoroughly cleaned and sanitized before and after each stay. Failure to vacate the property by the stated checkout time will result in a charge of $50 for each additional 30 minutes of occupancy.
Quiet hours: This is not a party house. We ask for your cooperation in adhering to the local noise ordinance and maintaining a respectful environment. The house is situated in a residential neighborhood where some neighbors live year-round. To ensure a peaceful atmosphere, we request observance of quiet hours from 10p.m. EST to 8a.m. EST. During this period, excessive noise, such as playing music, screaming, engaging in pool activities, or loud activities, is strictly prohibited.
The property is equipped with smoke and sound level sensors both inside and outside the house. The sensors measure decibel levels and detect cigarette smoke. It is 100% privacy compliant and is not a camera. Guests are expected to adhere to the noise ordinance to prevent any potential complaints from neighbors. Any attempt to tamper with the devices will trigger an alert to the owner.
Pets/animals: This is a no pet/animal home. They are not permitted anywhere on the property. Violation of this will result in a $400 fine and immediate termination of your booking with no refund.
Parking: Parking is limited to 4 regular-sized vehicles in the driveway. All vehicles must be parked in the driveway. RVs, street parking, parking in the neighbors’ driveways or blocking their access will result in towing at your expense. Any associated fines or towing fees are the sole responsibility of the vehicle owner.
The garage is designated as a game room and is not available for vehicle parking. Please do not move items in the garage or park your vehicle there.
Grill: A grill is available for guests’ use. Charcoal is not provided. Do not use the grill on the patio. Please use the grill at a safe distance from the house and do not leave it unattended. If you use the grill, please clean it after use.
Swimming pool: For liability reasons, only guests listed on the reservation are allowed on the premises and in the pool area. The home features a saltwater swimming pool, maintained by a licensed and insured pool technician. The pool is heated to 85°F (29.4°C), though the temperature may vary based on outside weather conditions.
The pool area is not enclosed by a pool gate, so please keep a vigilant eye on children at all times. In compliance with Florida's pool safety regulations, a pool alarm is installed on the patio door, emitting a loud noise when the door is opened. This serves as an additional safety measure; please do not tamper with it.
Pool hours are from 8a.m. to 10p.m. EST. Guests are expected to minimize noise during quiet hours starting at 10pm to avoid disturbing neighbors. The pool is for recreational use only, and guests must follow all posted rules and regulations regarding pool safety and etiquette.
Pool rules
Guests must adhere to all safety guidelines, including but not limited to:
• No lifeguard on duty; swim at your own risk.
• Children must be supervised by an adult at all times in the pool area.
• Use swim diapers for children who are not potty trained.
• No running, horseplay, or diving in the pool area.
• No glass allowed; use plasticware to prevent injuries.
• Pool access is only for registered guests; unauthorized use is prohibited.
• Shower before entering to remove oil, lotions, etc., which can affect the pool water.
• The pool light is on a timer.
• Do not touch or adjust the pool equipment.
Violating these rules will result in immediate termination of your booking, with no refund. The host is not responsible for any injuries incurred while using the pool.
Security Cameras: For the safety and security of the home, two exterior cameras are installed, actively recording pictures, sound, and motion. We do not monitor these cameras once you have arrived, but they may be checked in case of issues, for safety purposes or disturbances, and to ensure compliance with house rules and occupancy limits.
• A Ring doorbell camera at the front door oversees the home's front area.
• An exterior Ring camera above the garage monitors the driveway.
• Tampering with cameras, Wi-Fi, or pool equipment will result in immediate booking termination without refund.
Maximum Occupancy and County Regulations: The house can accommodate up to 11 guests. Adhering to these limits is crucial for safety, insurance, and compliance with my rental license, and will be strictly enforced. Violating these limits will result in immediate booking termination without a refund.
Pest Control: Due to Florida's tropical climate, the area is prone to bugs and wildlife. To maintain a comfortable environment, a professional pest control service treats the home monthly. Please help prevent bugs from entering by keeping doors and windows closed and ensuring food is covered and disposed of properly. If you encounter any issues, please inform me, and I will arrange for pest control to address it. Despite our efforts, bugs may occasionally find their way inside the home. Please note that refunds are not given for this.
Beach Gear and Cleanliness: Make the most of the beach essentials we provide, including chairs, sand toys, a water cooler, wagon, and beach towels. Keep the indoors sand-free by rinsing off your feet and beach gear before entering the home.
Amenities: We are not liable for any disruptions to third-party amenity services beyond our control, such as electricity, cable, or internet outages due to factors like weather or downed power lines, etc.
Trip insurance: We highly recommend purchasing trip insurance to safeguard against unforeseen events that may affect your stay, such as illness or weather-related incidents, including hurricanes. These events are beyond our control. Please note that no refunds will be issued for weather-related reasons unless there is an official mandatory evacuation (not a state of emergency) ordered for the area.
Hurricane season runs from June 1st to November 30th each year. In the event of hurricanes, inclement weather, or necessary repairs, local beaches and attractions may be closed and unavailable during your stay. Availability cannot be guaranteed.
Safety and Care: While our home is family-friendly, it is not child-proof. The primary renter is responsible for ensuring the safety of all guests, including children. For your convenience, a fire extinguisher is located in the kitchen pantry, with a second one in the closet next to the second-floor bathroom. Additionally, a first aid kit is available on the shelf in the laundry room.
Lawn Care: The lawn is scheduled to be mowed every two weeks during the season and may fall within your booking period. The lawn personnel will only need access to the outside of the home. Please do not block their access.
Leaving the Property: Please treat our home with respect and leave it in a similar state to when you arrived for check-in. Remember to bag your trash and use the outdoor bins, turn off lights, and secure all doors and windows before departure.
As the host, we reserve the right to make changes to décor, bedding, pillows, and furniture arrangement as necessary. Such adjustments do not constitute inaccuracies in the listing.
